It is with great sadness that I share the passing of Mr Bruce Franks. Bruce was the leader of this community from its inception for 20+ years, and the head of Mountain Ranch, our initial Developer. Bruce worked tirelessly to implement Roger Cox' vision for this wonderful spot in the East Mountains. He held positions of President and Treasurer for the Paa-Ko Communities HOA, Amenities, and Sewer Association. His dedication to this community is felt in every positive aspect of Paa-Ko. Please keep Bruce and his personal and extended families in your thoughts. He will be sorely missed, but remembered with a great fondness.
"My husband Per Lysne and I recently bought 13 Kiva Loop (Lynn Buhaug’s place), and we started work fixing the tile around the house but ran out of extra tile. One of our neighbors told us they don’t make or sell this anymore. I was wondering if it is possible to send a request to the community to see if anyone has any of this tile sitting in their garage that they would be willing to part with. We are happy to pay for the tile. The builder was Richard Crombie and I think other houses built by him may have used the same tile.
Rattlesnakes and other snakes are out. This time of year, they are usually sunning themselves on a rock or along the edge of the pavement. MESSAGE FROM THE PRESIDENT – MIKE BOICE

January 2025 Update PCSA

As previously reported, we placed Molzen Corbin to produce a Preliminary Engineering Review PER for the entire Paa-Ko Communities Sewer Association system. This was based on a State Grant of $50,000 for the work. The bids were greater than the amount of the grant and Molzen Corbin was at $111K. We decided we could afford the additional monies and that this planning was badly needed so we put Molzen Corbin under contract last November. We appointed our board member Scott Verhines to manage the project as he has spent his entire career doing this kind of work. The project is going quite well, and we expect completion sometime this summer.

Earlier this year we contacted the State to see if they might help with the additional money required. The State came back to us with an offer of an additional $9K as a grant and $60K as a 20-year loan for 1% annual interest.

Let's hope this is the beginning of a great Paa-Ko tradition.
Thank you to the Paa-Ko HOA and to Lantern Ridge for creating a very memorable evening!!

Mary Clark

Dog Bites

A couple of dog bite incidents have been reported in Paa-Ko. It is very important to remember that there is a covenant in Paa-Ko (and a Bernalillo County ordinance) to keep dogs contained when outside your house, either on a leash when walking, or by properly confining in a secure fence in your yard.
All Paa-Ko dog owners need to respect the fact that some breeds, dog sizes and loose dogs cause concern among some residents no matter how tame the animal is presumed to be by the owner, and that once in awhile, even the best trained dog can see a temptation too great to pass up.
The Amenities Committee wants to remind Members to please observe the time limit which has been posted near the gate entrance. Play is to end by 8:00 PM – no matter what.
The courts and their use are under scrutiny and we hope that Members and their guests will comply with the rules. Another rule that needs to be stressed has to do with blocking the ability of a gate to close as it is intended.
The FireWise Program in our Paa-ko community depends on the active participation of each and every resident. My name is Tina Lambert, I am your volunteer liaison for our community. I just want to thank each and everyone who have already sent me their participation hours for this very important program. This participation is vital for us to maintain the qualifications as a FireWise community. If you haven’t already, please take the time to let me know. so that I may properly document the hours that you have taken to remove shrubs, dead trees, mitigating underbrush, thinning out to ensure that we are all safe from forest fires.

This is from the FireWise website—

The national Firewise USA® recognition program provides a collaborative framework to help neighbors in a geographic area get organized, find direction, and take action to increase the ignition resistance of their homes and community and to reduce wildfire risks at the local level. Any community that meets a set of voluntary criteria on an annual basis and retains an “In Good Standing Status” may identify itself as being a Firewise® Site.

The Firewise USA® program is administered by NFPA® and is co-sponsored by the USDA Forest Service and the National Association of State Foresters. While the NFPA® administers this program, individuals and communities participate on a voluntary basis. The NFPA® disclaims liability for any personal injury, property, or other damages of any nature whatsoever, whether special, indirect, consequential or compensatory, directly or indirectly resulting from participation in the Firewise USA® program. So far, a bull snake has been spotted, and signs of a bear have been seen (tipped over garbage can in back of house).

Take care and be alert when doing work in your yard. Snakes love to hide under bushes around rocks, and even wrap themselves around the base of outdoor planters.

Please keep garbage cans inside until trash day. If, for some reason, you cannot, please make sure the lids are secured to the bin so it is more difficult for a bear to open.
Haven't heard if our resident Paa-Ko mountain lion has been spotted this year or not.......
In any case be vigilant when outdoors, especially when children and pets are running around your yard.
