Western Petroleum Pipeline Easement Update

From JIM KELLEY, Paa-Ko Board of Directors

Western Petroleum Pipeline Easement Update

We have spoken with Marathon Petroleum’s spokesperson at SelectRow about the new activity along the Western Refinery Pipeline easement through PaaKo Communities. Although the new pipe was installed and tested this past spring, it had not been tied into the existing operating pipe. They are preparing for that connection now, and work will start around the 21st and continue through the end of the month if things go well.

There were other issues covered on the conference call:

**   The reseeding of the disturbed soil did not take root and will be redone.

**   The right-of-way fencing around the Twin Arrow gate area will be repaired.

**   The damaged culvert issue will be examined immediately, and a solution will be proposed.

**
Remediation grading will be performed to address residential drainage problems.

BernCo Planning and Zoning Email Scam Alert

Please be vigilant of an ongoing email scam relating to Bernalillo County zoning applications. This scam operation is falsely directing residents to wire transfer money for land use application renewal payments, an ask that would never be directed to residents by any County entity. More information about this scam can be found in the attached communication and in a recent BernCo news release:  https://www.bernco.gov/blog/2025/03/03/county-warns-of-ongoing-scam-targeting-residents-who-have-zoning-requests/

If any suspicion is raised in regard to the legitimacy of any County document or communication, please call 505-468-7777 to verify.

June Pool Update

We are in our second month of pool operations, and we trust you have appreciated the work behind daily furniture and pool cleaning, the orderliness of pool furniture, and sanitation efforts in the locker rooms. Given the water's clarity, you might notice the special attention paid to the pool's overall chemistry. Please take time to share any concerns or, possibly, thank pool stafffor the effort they make to ensure your family’s enjoyment of our facility. Over the past year, Amenities has incurred significant repair expenses at both the pool and the tennis/pickleball courts, many of which were anticipated in a Reserve Study. We will completely refinish our 17-year-old pool at the end of this season. Please remember that Amenities funds cannot be commingled with HOA or Sewer funds. We believe it is still the only large pool in the East Mountains. However, some non-resident juveniles, who understandably want to use a pool int he summer, are arriving in small groups with an Amenities cardholder. Admittedly, these visitors are usually very polite, but occasionally we see displays of typical adolescent energy that require oversight by pool staff, which we usually don’t provide. If it appears we must pay for pool attendants to control guest behavior, Amenities dues may rise. There have been complaints, yet the Amenities Rules clearly state guidelines for guests (see attached AmenitiesRules: page 1, item 6), visitation frequency, and “access card sharing.” Please help us enforce the limited non-resident visitation guidelines to enhance the pool experience for our residents.

Below are some important pool guidelines:

*There are no lifeguards on duty. Children under 14 must be supervised by an adult in the pool. Running is not allowed on the pool deck – use the grass area as a track. Please instruct children to keep the locker rooms clean and the mirrors dry.
*We expect a normal monsoon season. If you hear or see lightning, or if a staff member asks you to lea
