Paa-Ko Communities Sewer June Update

Paa-Ko Communities Sewer Association June Update

We have now been working with MolzenCorbin for 6 months on the PED for our system to define the required upgrades required over the next decade. This was scheduled for completion by July 1 but will now require another 2 months. This is being worked in conjunction with the State Construction Committee and will be funded with a combination of loans and Grants by the State. This study costs $111,000 and is being funded by 50% loan at 1% and 50% Grant. It is anticipated that the projects required by the study will be funded in a similar fashion.
 
In the mean time,  one of the essential pumps in the collection system has failed and must be replaced as soon as possible. The State is therefore funding the $50,000 required with a $25000 Grant and $25000 20-year loan at 1% interest. We hope to complete this effort by August.

Dog Incident

A walker on Raindance reported a loose dog in the early morning hours.  The dog was large and black - she could not tell the breed - and was aggressively coming at her and barking.  It happened at Raindance and Shiprock.  She carried pepper spray with her and had it ready, but was able to shout at the dog, which then retreated while still barking.  She wants everyone to be aware who might walk in this area.

Just a reminder, when outside of the residence, dogs must be on a leash or contained within the yard.

Special Meeting of the BOD of the Paa-Ko Sewer Association

Notice of Special Meeting of the Board of Directors of the Paa-Ko Communities Sewer Association to be held on Wednesday, June 18th, 2025 @ 2:30 p.m., at the Paa-Ko Communities Event Center.

The purpose of the meeting shall be as follows:

1.   Vote to approve the minutes of the
Special Meetings of the Board of Directors held on April 23, 2025.
2.   Report from Prodigy Builders.
3.   Discuss, review comments relating to the "Draft" PER (Engineering Report) submitted by Molzen Corbin to the board.
4.   Discuss, review & vote to approve the revised summary memo for PCSA membership responsibilities and general outline of the       operations of the Paa-Ko sewer system and wastewater treatment facility.
5.   Discuss, review & vote to approve the CLA 2023-2024 audit of the PCSA (submitted & accepted by the NM State Auditor).
6.   Discuss, review & vote to approve process for reviewing/approving current operating invoicing for PCSA.
7.   Discuss and vote to approve submitting "Amendment" to existing PER (approval in process by State of NM) to add cost of Lift          Station #226 replacement pump.
8.   Discuss process currently in use by HOAMCO for delinquency notices and fees to members.
9.   Discuss & review current requirements regarding duties of the PCSA "Procurement Officer" 
10. Discuss, review, & vote to initiate process for nomination requests for the 3 board member positions to be elected at the
      Paa-Ko Communities Sewer Association Annual Meeting in October 2025 (date to be confirmed).
