One Step Closer To Campbell Ranch

Thursday night the Town of Edgewood Planning and Zoning Commission voted 3-2 to approve the Campbell Farming Corporation’s (CFC) application to subdivide 1100 acres of Campbell Ranch directly across Hwy 14 from Paa-Ko Communities. The CFC now has the green light to build the outdated 2002 Campbell Ranch Master Plan, or, as the CFCs’ engineer said, “develop the land in the spirit of the Master Plan,” that is, however they please. Despite comments from many members of the general public and sworn testimony from more than 20 adjacent landowners (4 Paa-Ko residents) on the irreparable damage from the project to Paa-Ko, San Pedro Creek Estates, Sandia Park, local farmers, and the entire East Mountains, the Commissioners passed the application. To make this decision, they ignored the 25-year relationship between the CFC and the Town, as well as procedural defects and technical flaws in the application and the original 2002 Master Plan. One Commissioner said, before she voted for approval, that she didn’t know anything about Campbell Ranch. Based on their decision on Thursday, the Commission will approve anything CFC puts before them, and it will be built across the road from us. The CFC won’t stop with this subdivision; this approval sets precedent to subdivide and develop Villages 3 and 4, also across Hwy 14 from us. 

The East Mountain Protection Action Coalition (EMPAC) will appeal the decision and pursue 
legal action beyond the appeal to fight for our community. EMPAC is an all-volunteer non-profit 501(c)(3) organization committed to preserving the East Mountains and preventing irresponsible development. We need your support. Chipping Project Update

Paa-Ko’s Latest Chipping Project a Success

Thanks to 81 residential lot owners who participated in the HOA’s third chipping project. During two long event days a four-person team chipped over 461 cubic yards of lot debris that included dead trees, tree trimmings associated with Firewise thinning, and broken branches resulting from the weight of our 16-inch recent snow.

We revisited Chaco Loop (26 
participants!), where we saw what a neighborhood section can achieve when they commit. But our team spent most of its time on southern Paa-Ko Drive and along Canyon Ridge.  Earlier, community volunteers had trimmed and stacked material from our southern entrance medians. You’ll notice a cleaner appearance at our oldest entrance (and we’re not done). Special team assistance was given to five “seasoned” households requiring a little help.

This HOA project was 
funded entirely by Ciudad Soil and Water Conservation District and our contractor was Wes Odle’s outstanding New Mexico Tree and Saw service.

Speeders

Had two residents separately report a white van speeding excessively fast north on Paa-Ko Drive this past Saturday.  One said it was like he was driving on the Autobahn.  

Please pay attention to the posted Speed Limit as well as to walkers, runners, pets, etc along the side of the road.  Don't raise the possibility of a serious accident by driving too fast.  The speed limit signs are posted for the safety of all in Paa-Ko.

Just a reminder: This is a big week for Paa Ko property owners opposing Campbell Ranch.

Plan to attend the PUBLIC HEARING for the MINOR SUBDIVISION to develop Campbell Ranch onThursday November 21, at 6 pm, at the
 Edgewood Town Hall located at 171 NM-344.
