Special Meeting of the BOD of the Paa-Ko Sewer Association

Notice of Special Meeting of the Board of Directors of Paa-Ko Sewer Association
Meeting will be Tuesday, September 10, 2024.  3:00 pm  at the Paa-Ko Communities Event Center

Please take notice that by resolution of the Board of Directors, a Special Meeting of the Board of Directors shall be held on the date and time and place set forth above.  The purpose of this meeting shall be as follows:

1.  Approve the minutes of the Special Meeting of the Board of Directors held on August 30, 2024

2.  Open Closed session to discuss, review, and vote to approve continuing discussions with Molzen-Corbin regarding receipt of their revised RFP bid for the engineering services report (this topic will be a closed session as allowed by the 2023-2024 Resolution Regarding Open Meetings Act)

3.  End Closed Session and Adjourn

Notice for Nomination for Paa-Ko Sewer Board of Directors

NOMINATIONS DUE TOMORROW THE 9TH BY 5PM!
This year at the annual membership meeting, which will be held on Wednesday, October 9TH, 2024, there will be an election to fill 3 Paa-Ko Sewer Board of Directors’ seats. One seat will be filled for the one-year term remaining for the board seat vacated by Robert Schoener. One seat will be filled for the remaining one-year term remaining for the board seat vacated by James B. Ellsworth. One seat will be filled for the remaining three-year term vacated by Greg Walker. Any questions surrounding the directors’ responsibilities can be directed to the current board members who may be reached by telephone: Michael Boice (505) 407-8191; Marty Morrison (316) 308-0438; Scott Verhines (505) 263-4520.

 

All members of the Association have the right to nominate themselves or other members of the Association to fill the vacant board positions. To do so, simply submit your nomination or nominations to Ms. Eugenia Young at the Board’s office in Albuquerque by letter (Eugenia Young- Communities Sewer Assn- 1717 Louisiana Blvd. NE #111- ABQ, NM 87110); fax, (505-260-2179)  or email (eugenia@roger-cox.com).  Nominations MUST be received by Eugenia Young not later than 5:00 p.m. MST on September 9th, 2024.  Each nomination must include the name of the nominee, contact information such as telephone number, address and email address. In addition, the nominee must include a short biographical introduction of himself or herself to the membership. The introductions should be limited to not more than one page (8-1/2 x 11). When the notice of the annual meeting is mailed to all members, the biographical introductions and contact information for each candidate will be included. (See “Statement of Interest”, included for completion & return). 

Any nominations received after 5:00 p.m. MST on September 9th, 2024, will not be eligible to be on the election ballot. HOA Information

All Paa-Ko Homeowners Association information comes to you directly from HOAMCO -- HOA meeting info, board nomination info and forms, covenant/violation info, work/improvements being in Paa-Ko info etc etc etc.

The resident email list that HOAMCO has, and the one that I have for the newsletter, do not match so if you are not getting emails from HOAMCO, you will need to sign up in order to receive HOA information.

All residents should have received a new enrollment email from FRONTSTEPS.  That gets your email address signed up.

Last Night

A big shout-out to the Paa-Ko HOA and Lantern Ridge for putting on a great event last night for our Paa-Ko community.  All the volunteers were wonderful, and the people at Lantern Ridge were amazing.  They went above and beyond to assure everyone felt at home and welcome.  In spite of nearly being blown into the next county at the beginning, the setting, the food, the drinks and the band (which inspired some "let loose" group dancing) all came together beautifully.  People meeting new people, and others seeing some they hadn't seen in a while - everything and everyone made it a very successful night. Let's hope this is the beginning of a great Paa-Ko tradition.  

Thank you to the Paa-Ko HOA and to Lantern Ridge for creating a very memorable evening!!

Political Signage

This message is from the Paa-Ko Board of Directors

We are allowing political signs this season as long as they meet BERNCO guidelines:  they must be taken down after November 16th and you can only put them on your property and not within the County Right-Of-Way (which is 25 feet from the center go the road).

Construction signs are allowed only with the approval of the ACC.

FOR SALE signs are allowed per the covenants.

September Update from the Paa-Ko Sewer Board

FROM THE PAA-KO COMMUNITIES SEWER ASSOCIATION BOARD:

PCSA September Update

Well, the ordeal continues with the Sewer System Planning RFP. Negotiations with Molzen-Corbin are dragging out because their initial bid was so much higher than we had anticipated. The good news is: because it dragged on so long, the sale by Mountain Ranch, Ltd. of the remaining undeveloped property in Paa-Ko, as well as the developed vacant lots to Steven Chavez of Mesa del Sol was concluded. This clarified a major issue with future plans for expansion of the system. The new owners were kind enough to provide us with a new board member to cover the role due to the recent resignation of our Treasurer.  Jerome Gonzales is now helping the BOD and is giving us clarification as to future growth needed in the system. One of the concerns had been that if Cox sold the Mountain Ranch Properties to a builder of a high density homes, which would have required expansion of the Wastewater treatment facility and, at a cost of several million dollars with significant increases in sewer fees. Jerome has assured us that their expansion will be in very large lots with multimillion dollar homes so no expansion of the plant will be required.
