From the Board of Directors Regarding HOA Payments

From the Paa-Ko Board of Directors:

Spurred by the arrival of spring and with a few residents discovering their amenity gate keys no longer work, we’ve realized there has been a hitch with some homeowner good-faith assessment payments or, more rarely, with the processing of the payments. Since our second half assessments will be due on July 1st for those who chose to split their remissions, it is appropriate to remind Paa-Ko residents and lot owners that they may receive two community bills from HOAMCO: one for the HOA (which includes the annual assessment and, if applicable, the amenities assessment) and one for sewer.     

Despite a letter describing the importance of payment care, some issues are recurring:

1)  It has happened that a couple of online payments were sent to our previous community management company, Associa
2)  Some homeowners apparently disregarded the second HOAMCO mailed invoice assuming their assessment/s had already been paid.   

Admittedly, a very few payments were misapplied by HOAMCO. This usually happened when both payments were sent in the same envelope or, worse, when only one check was written for both bills. Sometimes, the different account numbers were not on the checks. The sewer and HOA financials are completely separate, but (confusingly) payments for both entities are directed to the same PO Box in Nevada

Paa-Ko Pool Rules

The Swimming Pool is now open for AMENITIES MEMBERS.  The water is heated and the Committee wishes everyone a safe and enjoyable season.

Bears and Snakes

A resident on the south side of Paa-Ko saw a bear on the property a few nights ago.  Just a reminder - Don't put trash out until the day of pickup.  Don't leave pet food outside. Try to bring bird seed and hummingbird feeders in at night - a pain in the butt but bears really love those.  Be diligent so that the bears are not encouraged to hang out here. Please remember, "a fed bear is a dead bear".

Also, snakes have been spotted.  Be aware when you are in the yard.  Watch where you step - rocks and crevices are good hiding places. Check between pots and the house - snakes love to wrap themselves around the base of the pot.  Watch when you step off a step to make sure one isn't sunning itself on the step below.

NM Court of Appeals Decision on Campbell Ranch

On Thursday December 15, the New Mexico Court of Appeals upheld the New Mexico District 2 Court’s ruling that the Aquifer Science development (Campbell Ranch) could adversely impair as many as 100 wells in the Sandia Basin, that this determination was supported by substantial evidence in the record, and that the application to use water in the Sandia Basin for their development was contrary to the conservation of water. The application to pump water from the Sandia Basin for the Campbell Ranch development, therefore, has been denied for the third time.  Aquifer Science has 30 days to appeal and request that the case be heard by the New Mexico Supreme Court.

This ruling is a strong and essential element supporting the opposition by EMPAC and others to Campbell Ranch development and its adverse impacts on our East Mountain community and resources.

EMPAC is grateful to the all the Deep Well Protesters, the many individuals who joined as Appellees, and Bernalillo County for their combined determination to prevent this irresponsible development.

In particular, we are grateful to our outgoing District 5 Commissioner Pyskoty, who has been a strong supporter of EMPAC and protection of the East Mountains from the serious consequences of Campbell Ranch development.”

Paa-Ko Amenities Regulations and Use Guidance

REVISED BY AMENITIES COMMITTEE MEMBERS
APPROVED BY BOARD MAJORITY ON NOVEMBER 29, 2022

The revised operating guidelines and the rules regarding use of the Paa-Ko recreation facility are attached. The notice of the Board’s consideration of the Committee’s recommended changes was announced at our October HOA Meeting and posted to this website shortly after that session. We aggressively sought input from the Amenities membership and considered all comments and concerns presented by people who took the time to engage.

Paa-Ko Vehicle Stickers

Please stop by the Paa-Ko office to get your vehicle sticker, if you do not already have one.  This request has been made by the Paa-Ko-Ko Security person, Fred, in order to help him identify people who do and do not live in Paa-Ko.

At the annual meeting, Bob Eaton stated that he received the HOA's completed financial statements for the years 2020 and 2021 on October 12.

Amenities Documents for BOD Approval at HOA Meeting

The first document is a procedure to be used when filling any vacancies on the Amenities Committee.

Recent Incident in Paa-Ko plus Additional Incident

FROM THE LEAG COMMITTEE:
    On 9/29 at 11:15 am an incident started at the south PaaKo entrance.  A resident was approached while sitting in her vehicle, looking up directions, by a subject who threatened to assault her. The subject was in an older maroon car, (Toyota or Subaru), NM license number WYM004. The resident fled in her car-was chased up PaaKo Drive by the subject.  PaaKo security & BCSO were contacted.  Fred of PaaKo Security located the subject and detained him until the BCSO arrived and took over.  The subject was not taken into custody for this incident.  Shortly thereafter, the subject was at San Antonito Elementary School. The school called BCSO.  The subject again was not taken into custody.  The subject proceeded to the Shell station and was involved in a violent encounter that led to a third law enforcement response -he was taken into custody.  The subject is known to BCSO.  The resident was told the subject has been “mentally adjudicated” which makes it difficult to file charges that will stick.  He was placed on a 72 hour hold for mental evaluation.  The BCSO shared with the resident that the subject had a firearm removed from him 2 weeks earlier after a gunshot wound in his leg.  Please remain watchful for this vehicle and other suspicious activity and report to law enforcement.     On the same day, a relative of a resident had a run-in with the same man. The man’s car was parked in the middle of the road so the relative stopped to ask if he needed help. He said the man was up in the trees and came down limping badly saying he had shot himself in the leg. He then went to his trunk to get something-the relative immediately left  because he was worried the man was going for a gun.  He called BCSO and they came quickly, but later that day the man was still there. To see an image of the car and an image of the suspect, GO TO READ MORE and then to DOCUMENTS

Garbage

As reported by a resident, there have been  some minor issues with putting an unsecured garbage bin out on a windy day.  Our winds can be quite strong at times -- strong enough to open the lid of the bin and blow trash out into the road and neighboring yards.

Securing lid with bungee cords or, at least, putting a rock on the lid can help with this issue.  It can also help to keep wild animals out of the trash.

Just for fun, I have attached a photo of a bear cub,  taken at our place in Bozeman, trying to figure out how to get into a trash bin (empty by the way). It's so darn cute, I had to share.
